Upper East Side Real Estate

Miami's Upper East Side - Google Map
Miami's Upper East Side is the area adjacent to the Biscayne Corridor from I-195 all the way to Miami Shores. In includes Magnolia Park, Historic Bayside, exclusive Bay Point, Morningside, Belle Meade, Belle Meade Island, Shorecrest and Davis Harbor.

The Upper East Side's real estate is very diverse - The Biscayne Corridor is flanked mostly by commercial buildings, motels and some mixed-used dwellings. East of Biscayne Boulevard you will find residential areas with dry lots as well as waterfront properties. These properties will vary from historic luxury mansions to modest single-family homes. West of Biscayne Boulevard you will find a lot of multi-family housing and warehouses along the rail-road tracks.

Miamism Luxury Real Estate Pick - Historic Morningside

by: Ines.Hegedus-Garcia on April 07, 2008 18:48:06     2 comments »

Historic Morningside home

This weeks Luxury Real Estate Pick is located in Historic Morningside within Miami’s Upper East Side, where you can find bayfront estates as well as more modest historic residences.

510 NE 56 Street - Miami, Florida 33137

This fabulous 1934 historic home was designed by famous architect Lawrence Murray Dixon known for his Miami Beach Hotel design like the The Victor Hotel, The Tides Hotel and The Ritz Plaza Hotel to name a few. His attention to detail are visible throughout this home including his signature curves and use of circles. The home has over 3,000 square feet of living space and sits on a 12,000 square foot lot which houses an impressive 75 lap pool with mosaic mural with Bizassa glass designed by Edouard Duval- Carrier.

In my opinion, the photos of this magnificent house do not do it justice because the details have to be seen in person, from the custom French doors, column details, mosaic terrace floors, decorative quarry tile and more.

Its being offered for $999,000 and although it is in immaculate shape, anyone with interest in historic restoration would be lucky to get their hands on this impeccable home.

Comfort vs. Charm - Buying the perfect Miami Home based on Style

by: Ines.Hegedus-Garcia on April 06, 2008 01:00:10     2 comments »

When buying real estate in Miami, especially in the older neighborhoods like Miami Shores, Coral Gables and Miami Beach, you will have to make a decision on style.  I know the first question you get asked as a buyer is how much you want to spend (obviously your budget will determine what kind of house you end up buying); but buying a house is so much more than just the number of bedrooms and baths, the size and the price - buying a house that you will live in, needs to fit your lifestyle and comfort level.

I decided to write about the major features of the 3 main architectural periods common in Miami so that you know what to expect when you walk in a home.   I can go into a property without knowing anything about it and tell you the period it was built and when it was remodeled by features and materials.

If you, as a real estate buyer, can define what's important to you, it will be so much easier to find the perfect property (especially because there are so many properties for sale right now).

Miami 1920's architecture

The 1920's house (Spanish Mediterranean or Spanish influence) will usually have the most charm, although I cannot generalize that all 1920's properties will have the same features, this is what you can expect:

Miami Luxury Real Estate

The Luxury Real Estate Market in Miami can be very complex and simple at the same time.  Complex because of the intricacies involved in dealing with the needs of Luxury Property Customers and simple because those same customers know exactly what they want and are ready to move at a moment's notice.

My architecture background is a great help to our Miami Luxury real estate customers and Rick and I have a team of contractors and designers ready to help.  We work with award winning interior designers who are willing to visit properties prior to purchasing.  These same interior designers can offer staging services for properties that are for sale.

Miami featured as "Child Friendly City" by Cookie Magazine

by: Ines.Hegedus-Garcia on January 07, 2008 18:00:00     4 comments »

Beyond it's glamour and hype, Miami has tons of activities for children and I was happy to see that Cookie Magazine was recognizing our beautiful city for what it is.

"When you imagine a trip to Miami, you probably picture a getaway weekend for two, a Saturday night of abandon, and a return home with a Tara Reid anecdote. The truth is, this city's bikini-ready, velvet-rope image is just one side of the coin. In the past few years, it's been getting very comfortable with its other identities-as a kid-friendly beach town dotted with playgrounds and nature preserves, and as the up-and-coming design capital that hosts the winter Art Basel festival. Even South Beach, home of the neon G-string, is filled with madcap street performers and families dining alfresco during the day. There's a lot of ground to cover here, but if you rent a car, it's only about 10 minutes from downtown to South Beach or Key Biscayne, offshore neighborhoods that are connected to the mainland by causeways. For a truly international experience, head to Little Havana, where a walk on Calle Ocho can feel like a day trip to Cuba. "

Some of the places mentioned include:

This is what Cookie has to say about Downtown Miami in addition to a list of restaurants and places to visit.

A lot of people will be able to identify this Mural in Miami - Graffiti?

I dont think so! but this murals predecessor was  ‘ERIN’ from behind.

It has been a controversial piece and has become a Miami landmark…definitely another MIAMISM!!

I go by this mural at least twice per week and you have to admire it - its located on Biscayne Boulevard and I-195.

Do you have your own Miamism you would like to share? Send us your ideas at info@Miamism.com.  You may be featured!
