Although I totally love this home and its updates, I have to be realistic about the price. The highest sold home per square foot in Miami Shores this year went for $357/sq.ft, and it was a totally remodeled true waterfront home – which would place this home at $964,000. The next highest sale per square foot was $305 for a totally remodeled home on Grand Concourse, which would place this home at $823,500! OUCH!! This house has the potential for someone to walk in and fall totally head-over-heels in love with it and be willing to pay above market price – we have dealt with a few buyers that fit this category. But we cannot forget it is a buyer’s market, and even if Miami Shores Real Estate market is beginning to stabilize, this home, in my opinion, is overpriced, which leads me to believe the seller is not really motivated – but that’s only speculation.
