Paramount Bay Condos

What is the big deal about Paramount Bay Luxury Condos?  I mean, let’s be for real, there are dozens of other luxury condos to choose from in Miami, why Paramount Bay?

Let me start by telling you that I don’t get excited by condos easy, and Paramount Bay excites me.  Of course the developer will give you all the pretty photos and marketing and paint the perfect picture why you should buy here, but now you’ll get my POV (<<yes “point of view”).

Paramount Bay Condos – location

Location of the building is amazing, and views will never be blocked, it’s close to everything but far away from the glut.  We are talking North Bayshore Drive and 20th Street. Which means you are right between The Julia Tuttle Causeway (just North on 36th Street) which takes you east to Miami Beach or west (I-195 / State road 112) to Miami International Airport.  You will be 20 minutes from either destination. You also have The Venetian Causeway and McArthur Causeway to the South just on 13th Street. (which also take you to Miami Beach or inland Miami via I-395). Confuse you yet?  just look at the aerial map.

 

Just south of Paramount Bay you have The Arsht Center of The Performing Arts, The Miami Airlines Arena and downtown Miami.  The Biscayne Corridor has also developed quite nicely in the past 5 years with shopping and restaurants.

Paramount Bay was one of the dozens of buildings that went belly up when the Miami real estate market went crazy a few years ago, and personally, I think it was a good thing that it was never finished because the final product today is superior (in my opinion) to what was planned.  The project was stopped, so were sales and new developer took over with the “Lenny Kravitz” concept.  Today, they are 85% sold but there are still some great opportunities left in the building.  We were also told that it is 45% vacant and 70% closed … talk about good timing to come back on the market!

Seriously! Sexy interiors!  With finishes that made my jaw drop – from the diamond patterned cladding on the walls, to the choice of stone and lighting.  My first question when I walked in the building was, “How exactly was Lenny Kravitz involved, or is it just another celebrity hoax to attract sales?”.  I was told that Mr. Kravitz was involved in all the common areas of the building including approach, circulation and functionality.

Let me start by telling you that in addition to having amazing amenities (maybe one of the best I’ve seen in Miami), the maintenance is only 63 cents per square foot!  (I’m sure that will not be for long, but it’s good to take advantage while it lasts).  There is no weight limit on pets either, so if you’ve been having trouble finding a condo that accepts big dogs, as long as you don’t have an aggressive breed, this is the place.

  • BEACH CLUB – exclusive social membership at the legendary and newly renovated Eden Roc Renaissance Miami Beach.  The membership includes beach access, watersports, pools, restaurants and Camp Roc which provides supervised activities for children.  And yes, there is a shuttle from The Paramount Bay to The Eden Roc.

Paramount Bay Townhomes

We visited a Paramount Bay townhome model with interiors by Stephen G and were pleasantly surprised and see so much potential with these units.  They are lined up on The south side of the building and you don’t need to enter the building to access them.  But what makes them interesting is that they are zoned both residential and commercial which makes it ideal for a business, an office or a business/living scenario.  They are 2 stories with 1,458 square feet of living space and start at $459,000. (The monthly maintenance is the same as the building at 63 cents per square foot and you can use all of the building’s amenities, including Eden Rock membership).

Here’s photos from the Stephen G designed model.  I have to add that dear clients, Ken and Ritch, called his design “Vampire Disco – a mash-up of  vampire brothel with Grace Jones circa 1983.”  The rest of the units ARE designer ready.  This particular model is priced, as is, at $713,000.

Paramount Bay Residence – 07 line

We visited a model unit on the 30th floor and found the floor-plan to be sensible with a nice flow in distribution.  This 07 line has 1803 square feet of living space and it’s priced in the high $900,000′s.  The views were spectacular (as expected), and also had city views from rear bedroom and den.  No corners were cut in finishes and can expect top of the line appliances and cabinets.

I will leave you with marketing video with all the pretty and ideal things you need to hear. Realistically, I did think the prices were a bit high, but was obviously wrong because they are 85% sold. There were still 2 penthouses left for sale starting in the $4.6 Million range. I found the pools to be a bit small, but they do have Sunrise and Sunset pools to take advantage of our scorching Miami sun all year round. So you have design, location, beach-club, and amenities in one single place…..doesn’t get better than this.
