<p>Let&#8217;s get this out of the way first:  I&#8217;m a fan of Herzog &amp; de Meuron, I&#8217;m also a fan of landscape architect <a title="Landscape Architect Raymond Jungles" href="http://www.raymondjungles.com/2009/index.html" target="_blank">Raymond Jungles</a>, and I totally get the &#8220;landmark&#8221; concept of Robert Wennett.  Now let&#8217;s get to Eleven Eleven Lincoln Road.</p>
<p>We&#8217;ve all been seeing this building going up in the past few months and for me it has had mixed emotions (very similar to those associated with Frank Gehry&#8217;s New World Symphony Campus).  Emotions of confusion, excitement, wonderment, curiosity.  Is it a parking lot looking structure with all kinds of funky things integrated in the mix?  Is is chaos amongst the landscape?  Will it bring sense to Morris Lapidus mid-century architectural follies all over Lincoln Road?</p>
<p>To understand the building, I think it&#8217;s crucial to see the creator&#8217;s concept video:</p>

<p>11 11 Lincoln Road is described by architect Jackques Herzog as</p>
<blockquote><p>pure Miami Beach &#8211; &#8220;all muscle without cloth&#8221;.  Each level of the sculptural parking facility is filled with natural light, creating successively striking vistas of the city.  At its base, the retail spaces offer unobstructed access to  newly transformed public space</p></blockquote>
<p>Once you see the video and hear Herzog&#8217;s vision, then you start to understand the naked parking-lot looking structure.  It&#8217;s supposed to be sculptural (very much like Lapidus&#8217; follies). It&#8217;s supposed to strip down the architecture core and make itself susceptible to tough Miami Beach critics.  Aaaaaah! but here&#8217;s the thing&#8230;.many will get the concept, but will they buy it?</p>
<p>We can&#8217;t deny the raw nature of the space, the urban context was respected, and the transition to Lincoln Road with Jungle&#8217;s hardscaping is genius &#8211; this segment of Lincoln Road will be more than just the movie theater now and will come to life like never before.  I can&#8217;t stop thinking what would have happened if I would have presented a project like this while in architecture school at UM &#8211; I would have been laughed off the design floor and my professors would have told me to go back to the drawing board and actually &#8220;finish&#8221; the project.  It&#8217;s ironic how the more successful architects have managed to marry function and form while shutting mouths of the most respected figures out there.  It definitely makes me smile.</p>
<p>The building, although not yet finished, has already began integrating with South Beach.  To my surprise, the whole process has been very well orchestrated.  Kudos to Miami Beach.  To me it&#8217;s still a bit chaotic and hope it will make more sense as it gets close to completion.  I do love the fact that well renowned architects are finally getting a piece of the Miami architecture puzzle.</p>

<h2>Miami Mortgage Rates Part I</h2>
<p>Wow &#8211; maybe I bit off more than I can chew here.  Well, lets at least try to dig deep enough to be of value but not too deep that it bores you to tears.  That is one of the main quandaries of being a Miami loan officer &#8211; I love this stuff, but most people would rather by playing on Miami Beach or sipping a Mojito than reading about how FED policy influences long term  mortgage rates, am I right?</p>
<p>In this first segment,  I am going to touch on the FED and how they do not have direct control over long-term mortgage rates like a <strong>30-year fixed Miami Beach mortgage</strong>.  In Part II,  I will touch on how the FED <em>can</em> influence rates.  And lastly &#8211; in the ever awaited Part III, I will address the potential nuclear bomb coming at the end of March.  If you made it this far &#8211; that likely got your attention.</p>

<p>Contrary to popular belief, the FED does not dictate long-term mortgage rates directly so lets dispel that out of the gate.  It is not uncommon for me to get multiple calls asking if it makes sense to get a Miami refinance after the FED meets and the public reads &#8220;FED Lowers Rates Again&#8221; in the Miami Herald.  The FED controls short term lending rates in the form of the <a title="Wikipedia" href="http://en.wikipedia.org/wiki/Discount_rate" target="_blank">Discount Rate</a> [aka the FED Funds Rate] and the PRIME Rate.  This change has much more immediate effects on things like credit card intetest rates, car loans, and lines of credit offered through banks.  The Discount rate is what the FED charges banks to borrow money from the them and the PRIME Rate.  PRIME is what banks use to lend to their commercial clients for things like capital equipment loans.  PRIME is also a common index used as a basis for Home Equity Lines of Credit [HELOCs] for residential real estate.</p>

<li>Highest priced listing is $2.699 million (bayfront home located at 1430 NE 101 Street –listed since September 2007 for $3.9 million )</li>
<li>Lowest priced listing is $160,000  (short sale located at 133 NE 103rd St)</li>
<li>Pending Sales (Properties under contract):50 (5 more than last month)</li>
<li>Closed sales in February: 6</li>
</ul>
<p>The 6 Miami Shores homes sold last month were the following:</p>
<ul>
<li>1096 NE 97 St – listed for $469,000 and selling for $420,000 (listed November 2009)</li>
<li>330 NE 97th St – listed for $359,000 and selling for $335,000 (This property had been listed at a ridiculous amount for a long time before selling &#8211; but history is mysteriously missing from MLS)</li>
<li>46 NW 98th St – listed for $350,000 and selling for $320,000 (this house had been originally listed for $495,000 in January 2007 and again in September 09 for $415,000)</li>
<li>74 NE 103rd St  – listed for $319,500 and selling for $319,500 (who said &#8220;flipping&#8221; was over? this house was purchased for $143,000 in June of 09 &#8211; was remodeled and listed for $329,000 in September 09, later raised price to $339,000)</li>
<li>25 NE 103rd St &#8211; listed for $240,000 and selling for $210,000 (originally listed for $280,000 in September of 9)</li>
<li>9906 N Miami Ave &#8211; listed for $174,900 and selling for $166,060 (bank owned home on a really busy street &#8211; bank requiring cash offers only on the MS and listed since February 09 for $229,000)</li>

<p>Please take note that most bank owned properties are sold at a higher price than it was originally listed.  The strategy is to list these lower than market to encourage bidding wars and they usually end up closing at a higher amount with multiple offers in place.  So if you are in the market to buy a bank owned property, make sure you have a strategy when submitting your offer or you may not even have a chance.</p>

<li>Seaside Villas &#8211; 15721 Fisher Island Dr #15721D &#8211; listed for $699,000 and selling for $300,000 (this one is a mystery, remarks said &#8220;owner will finance&#8221; and property goes on the market for $899,000 5 days after closing)</li>

<p>There were 32 Fisher Island Condo sales in 2008 ranging in price between $700,000 and $5,457,000 compared to 25 sales in 2008.</p>

<p>The highest Aventura Condo sale in the month of February was for the 6 bedroom, 6.5 bathroom residence at Peninsula (3201 NE 183 St #3104-5) which was listed for $1,590,000 and sold for $1,396,500.</p>
<p>The lowest Aventura Condo sale in February was a 1 bedroom / 1 bath Point East, a 55+ community.  It was listed for $69,900 and sold for $65,000.</p>

<li>Lowest priced listing $128,000 (wood frame home sitting on a 19,600 sq. ft. lot at 115 NW 90th St)</li>
<li>Pending sales (properties under contract):11</li>
<li>Closed sales in January: 3</li>
<li>Closed sales in February: 0</li>
</ul>
<p>January El Portal Homes sold were the following:</p>
<ul>
<li>250 NE 87th St &#8211; listed for $250,000 and selling for $244,000 (approved short sale sold in 06 for $475,000, relisted for $250,000 in October 2009)</li>
<li>189 NW 102 St &#8211; listed for $159,900 and selling for $130,000 (quite a history on this property listed at high as $675,000 in 2007 with many obvious price reductions)</li>
<li>60 NE 88th St &#8211; listed for $104,900 and selling for $104,900 (bank owned listed in November 09)</li>
</ul>
<p>There were a total of 33 El Portal homes sold in 2009 compared to only 12 in 2008.  I keep saying that this is one of those gem neighborhoods we need to keep as a secret &#8211; with great historic homes, gorgeous trees and how about those peacocks!!!</p>

<p>Time to bring an old article back to life from April 2007 &#8211; The concept of combining my architecture expertise with our Miami Real Estate Business keeps separating us from our competition.  Make no mistake though, architecture consulting is exclusive  to our real estate clients&#8230;continue reading my thoughts form almost 3 years ago!</p>

<p>I graduated with a bachelor&#8217;s degree in architecture from the University of Miami, and hence all the Hurricane stuff you see me with.  I worked with a couple of big firms both locally and abroad and then started my own architecture<strong> </strong>firm doing additions and remodelings in <a title="Miami Shores Real Estate" href="http://www.miamism.com/real-estate/communities/miami-shores-real-estate/" target="_blank">Miami Shores</a> and <a title="Miami Beach Real Estate" href="http://www.miamism.com/real-estate/communities/miami-beach-real-estate/" target="_blank">Miami Beach</a> as well as other neighboring cities.  I did several projects, including the design of the Brockway Memorial Library addition in Miami Shores, and always helped friends visualize the potential of homes before buying them.</p>
<p>That&#8217;s when the vision of our business was born.  If so many of our own friends had benefited from my architectural consulting services prior to purchasing a home, wouldn&#8217;t it be ideal if I had a Real Estate License and offer those same services to potential customers? (the answer was a really LOUD YES!!!)</p>
<p>As a Miami Beach home buyer, when working with me, you will gain from having free architectural consulting at your fingertips.  Finding the &#8220;perfect home&#8221; is no easy task, properties will need some work and some changes most of the time.  Whether it is to open a kitchen out to a family room or to &#8220;formalize&#8221; a dining room, or to add a master suite to a property,   as our customer you will benefit from me sitting down with you to help identify your needs. I usually sketch out numerous schematics and will come up with a conceptual plan.  Having worked in the field and built additions, I will be able to estimate the cost of construction and will then lead you to an architect or design professional that can finalize the plans.</p>
<div>I can also assist you, as our real estate buyers, with other design consulting aspects like materials and color selection as well as furniture arrangement.  My enthusiasm is endless when it comes to design.</div>
<p>As a Miami Beach home seller, the advantages are endless.  I will ask that you acq<img title="architectural pen and ink sketch" src="http://miamism.com/wp-content/uploads//image_store/uploads/1/9/5/1/7/ar117752735471591.jpg" alt="architectural pen and ink sketch" hspace="10" width="300" height="132" align="right" />uire floor plans of your properties (most cities will have floor plans and are easy to order); I will have those floor plans ready to show any prospective buyers.  I will also help you identify any weaknesses in the current design of your property and will accentuate all the positive features.</p>
<p>I will help you stage your property with a very detailed list of suggestions that is customized to you and your particular property.  I will even help you hire the right construction professionals to prepare your home for showings (like floor refinishers, carpenters, painters, etc.).  A lot of our customers are absentee owners and we take care of the coordination of these jobs for them.</p>
<p>Having a passion for <a title="architecture and Miamism" href="http://www.miamism.com/real-estate/architecture/" target="_blank">architecture</a> and for helping people visualize the potential of a property is what makes my job so much fun.  Our customers will tell you how I light up when I see a good space (they will also tell you what my reaction is when I visit &#8220;butchered homes&#8221;), how I will go out of my way to make their dream a reality within their financial parameters.  I am an architect by profession, but a Realtor by trade<strong>,</strong> the combination of these is what we offer to our customers in <a title="Team Miamism" href="http://www.miamism.com/about/about-u/" target="_blank">unmatched service</a>.</p>
