Eugene, and here I thought I was the master of Cynicism...you've got me beat!! Steffi will certainly make money on this deal, the problem is that she needs to be realistic and drop the price already!

Let's analyze this situation using basic logic (of the type not being taught in school these days). Steffi purchased her home in 2001 for $1,315,000. When I purchased my home in 1997, which I did with trepidation figuring it was overpriced at the time, it shockingly increased 50% in value by 2001 time (and more shockingly it's still double what I paid, after dropping 50% from its 2006 high!). This is pretty much the norm in hyperinflationary markets (like Miami Beach).

Potential buyers figure that (1) poor Steffi (bless her heart) unwittingly became a real estate speculator when she bought this home in 2001 for a lot more than someone paid just a few years earlier; (2) Steffi’s home was probably over-priced in the mid-1990's when it was under $1 million; and (3) why buy a home for a price far exceeding what the owner herself overpaid for it almost a decade earlier?

Now I feel for poor Steffi, as I'm stuck in real estate limbo myself, facing the prospect of retiring in my home (which is a small "starter home" by average U.S. market standards, truly, it's well under 1,500 square feet with four tiny bedrooms and two small bathrooms). For all of Steffi's fame and fortune, buyers are, shall we say, most sensitive to paying a penny more than they perceive her home is worth.

Considering the aforementioned factors, I fear that Steffi may have to take a disgusting loss on what she originally paid (after a decade ending in zero appreciation) to unload her beautiful home... or retire in it. The fast approaching hyperinflation may raise her home on the crest of a destructive wave (and bail her out of a mortgage denominated in "old world" dollars which she can payoff in hyperinflated currency).

Danny - my guess would be the low $2 M's - the problem is that now it's stale and would attract low ball offers below $2M, which cannot be taken for granted either.

Obviously overpriced, if you had to guess what do you think it should or will sell for?
