Keystone Point Price per Square Foot

The average sold price per square foot in Keystone Point, for homes on the water, in April was $370. The average price per square foot in the last 2 years has been:

Keystone Point's  Market Action Index increased to 26, which is a great sign for the area with an obvious drop in inventory.  Once inventory is consumed, we should see upward pressure in pricing.

Slight Buyer's Advantage

Home sales have been exceeding new inventory for several weeks. Since this is a Buyer’s market, prices are not yet moving higher as excess inventory is consumed. However, as the supply and demand trends continue, the market moves into the Seller’s zone, and we are likely to see upward pressure on pricing

Keystone Point's monthly average have been fluctuating quite a bit and has to do with the type of inventory being sold. We like to remind you that real estate is ultra local and even within a small community like Keystone Point, the location within the island, canal frontage and home condition, will determine the final price.

We are seeing more interest in homes that need updating but keep in mind that because it's a buyer's market, those homes will need to be priced under the average market price.
