Miami Shores Housing Market Report for May 2013

Miami Shores Homes – Real Estate Market Report

9215 N Bayshore Dr - Miami Shores Home

There are currently 43 Miami Shores homes for sale: (2 more than last month)

  • Highest priced listing is $3,395,000 (9215 N. Bayshore Dr - pictured above)
  • Lowest priced listing is $239,000 (217 NW 91 St)
  • Pending Sales (Properties under contract): 44 (3 less than last month)
  • Closed sales in May:  30 (9 more than last month)

Average price per square foot for Miami Shores homes has increased to $230 which is huge considering we were at $187 a short year ago.  What this means is that the average house will be priced here - if your house is above average (you do need to be objective because everyone thinks your own house is better than the rest), it will be in the mid $250 per SF.  Because of the lack of inventory, it definitely helps to stage and prepare your home for sale BEFORE you put it in the market.  It will guarantee a quick sale for top dollar.  We are Miami Shores REALTORS, call us for a free market analysis of your home and remember that with our architecture background, we will help you with preparations to get the most for your dollar.
