Your Architectural Home is SPECIAL

So your home is not the common house found in today’s market. It’s special.  It’s not special simply because you think it is. It is special because of its architecture, its design and its history, and you need to make sure potential buyers understand the difference. Architectural homes are those designed by a renowned architect or designer, no matter the condition.  Architectural homes fit into a category of their own and do not compare to normal homes for sale. Therefore, they cannot be priced like other homes and they cannot be marketed like other homes. Appraisers and agents reading this probably think I’m out of my mind, but I have accomplished this time after time and continue to prove that architectural homes are more valuable. There are plenty of people out there willing to pay a premium. However, if you don't market your special home correctly, they will never find it.

Miamism can sell your Architectural Home for MORE

So how exactly does this work?  Let’s assume you own an Alfred Browning Parker home in Miami and want to sell it. If you are in a rush and need the money, just market it like any other home and get ready to lower your price over and over again because of inspection issues (electrical, wood frame construction, plumbing, roofing, non-hurricane-impact windows, etc.). If you do have time, keep in mind that finding the right buyer may take a little longer, it will be worth the wait. The right audience, buyers that appreciate Alfred Browning Parker and are familiar with their intricacies, especially inspection issues, can be found using the right marketing techniques. These are buyers who are looking for your home specifically and will be willing to pay what the home is actually worth.

We will market your architectural home to the right audience

Your architectural home will have a story to tell and plenty of people will want to hear it. Every architectural home has one, starting with who it was designed for, how many times it has changed hands, why the location was picked, what interesting features it has, the materials that were used and who chose to remodel and how well they accomplished the project goals. There’s a reason you love your architectural home and a reason why someone will love it just like you do, or more. You don’t want the naysayers, the ones that will complain and only identify negative issues, or God forbid tear it down or add a hideous addition to it. We understand.

We understand your architectural home and have a passion for it

miamism sells architectural homes At the same time, you don’t want a real estate agent that will continuously ask for price reductions, that will continuously compare your house to surrounding properties that have NOTHING to do with your home. And most importantly, you don’t want to hire a real estate agent that will not know the product or appreciate it. You are selling a unique product, not a product that came off of an assembly line. As an architect, I have come to LOVE selling these architecturally significant homes:  from mid-century modern gems, to Spanish Revivals, Florida Vernaculars and even contemporary properties. I will also collaborate with REALTORS® across the country to help them understand your architectural home and market it appropriately. (And by collaboration, I mean I do get paid, either by the seller directly or by a referral fee from the listing agent).
