The Four Seasons Hotel and Condo in Brickell is a multi purpose skyscraper that includes ground floor retail, a hotel, condo-hotel, and condominium residences. At a verified height of exactly 788' 9", this makes the tower the tallest US building south of Atlanta and tallest US residential building south of New York City in 2003. Occupancy of the residences began in August 2003 and the hotel held its grand opening October 1, 2003. The building includes 200,000 ft² of office space and a 45,000 ft² fitness and spa facility.
In addition to guest rooms for the Four Seasons Hotel, the building also contains 184 condominiums and 84 condo/hotel units. Floors 30 through 40 house hotel residences, which range in size from 600 square feet to 2,000 square feet. Floors 40 through 70 of the building house the residential units, which range in size from 1,697 square feet to 6,603 square feet.
