Sale / Leaseback Program Highlights
This special program may reduce or eliminate the risks of ownership of real estate during these uncertain economic times. Seller will lease back the unit from the purchaser and pay certain property ownership costs in addition to rent. All sales contracts from the developer will be accompanied by a lease for the unit for 3 years from the Purchaser at closing, and pay as a portion of the rent, purchaser's ownership expenses during the term of the lease, including monthly maintenance charges and special assessments if any, full service property management and leasing costs including advertising and commissions, and any repairs, refurbishment and maintenance of fixtures in the unit as well as painting of the unit due to normal wear and tear, all as may be necessary during the term of the lease.
Purchaser is responsible for real estate property taxes and insurance for the unit. In addition to the expenses paid as rent (detailed above), the Purchaser will receive a net rent equal to 6% of the purchase price annually for the full term of the 3 year lease (For example, if the purchase price is $400,000.00, owner will receive $24,000/year net for 3 years, paid monthly).
